On an occupied block, the scaffold is part of people’s homes for the duration of the works. Residents need to get in and out safely, ground-floor windows and balconies raise security questions, and the programme usually runs across weeks or months rather than days. We plan the scaffold around those realities from the first survey — where the entrances are, where the bin stores and parking bays sit, which elevations can be done in which order, and who needs notifying before we arrive.

Most of this work comes from managing agents, freeholders, housing associations, main contractors and building surveyors rather than individual leaseholders — so we are used to working to a specification, attending pre-start meetings, and keeping a single point of contact for the whole contract. Where works form part of a Section 20 major works consultation, we can provide the design and documentation the process requires. Out-of-hours erecting and striking is available where daytime disruption to residents needs to be kept down.
